Rules and Regulations in our Park / 2017
for all tenants, shareholders and leaseholders.


This is your home – these regulations are to protect you and your home and to make your Campground and Mobile Home Park a quiet, safe and comfortable place to live and have fun. These regulations will be strictly enforced.  Any violations will be addressed by the Park Manager and will be handled according to the policy regarding failure to comply, which is attached

  1.  CARE AND HEALTH:  Florilow, Inc. dba Florilow Oaks Campground and Mobile Home Park, does not provide facilities for persons who are not self-sufficient in their living arrangements. All residents who become temporarily or permanently unable to be self-sufficient are asked to make arrangements for their own care and welfare. Persons residing in the park who, in the opinion of the Board of Directors, are not able to care for themselves will be asked to make living arrangements elsewhere.   It is imperative that each resident have emergency contact information on file in the office.

  2. COMMUNICATIONS:  Occupants, owners and tenants who receive telephone or fax messages at the office will be notified on the bulletin board and the messages held at the office. Only emergency messages will be delivered. A public phone is located at the back of the office. Emergency numbers are posted. The office phone is for Florilow business only. You may use the copy machine or fax machine for a small fee.

  3. CONSIDERATION:  Please be considerate of your neighbors. Excessive noise, drunkenness, and/or unruly behavior cannot be tolerated. Quiet hours are 11:00 PM to 7:00 AM. No noisy construction work is to be done on SundayConstruction may take place on Saturdays between the hours of 9 and 5.

  4. FIRES:  No open fires are permitted in the camping area or on any lot.  A campfire is permitted in the ring behind the recreation hall.  Use common sense, please and ensure that the fire is completely out before you leave it.

  5. TENANTS:  Check out time is 11 am.  Please notify the office before then if you plan to stay longer.  Please do not move to a different campsite without checking with the office as that site may already be assigned to someone else. 
    1. Our rates are based on one (1) person per site, unless you are paying the couple’s rate.  If you have an overnight guest, you will be charged $3 per guest per night.  We do not make bed checks, so this is an honor rate.  Please make arrangements to pay at the office.  All rates are subject to change.  There are no refunds for early departure.
    2. A FREE phone is available for your use at the back of the office.  No long distance calls can be made on this phone, but you can call collect or use a calling card.  Emergency calls can be directed to the office at 352-793-6487 and the message will be delivered to you as soon as possible. 
    3. Tenants may have a free-standing screen room, not to exceed 100 square feet (10x10) subject to management approval.

  6.  KITCHEN:  The kitchen in the rec hall may be used to prepare your personal food.  Please be sure to leave everything clean with lights/fans off and temperature adjusted appropriately.

  7. EXTERIOR IMPROVEMENTS/ADDITIONS/APPEARANCE BY SHAREHOLDERS AND LEASEHOLDERS:  Exterior improvements or additions may be made by residents only if they meet all zoning and county requirements and are approved by the Park Management and the Board of Directors. Construction forms are available in the Park office. The completed form should be returned to the Park Manager who will refer it to the Board of Directors for approval. A copy of your request will be signed and returned to you. It is important that your service provider (contractor) contact the office to verify approval for work to be done and to show necessary permits, licenses and insurance coverage for the work to be done. If possible, requests for construction should be submitted no later than April 1st because the Board does not meet during the summer months.
    1. Appliances, such as washers, dryers, refrigerators, freezers are allowed only INSIDE your living quarters and not on open porches or in sheds. All discharge water from appliances must go through our sewer system and be installed at your cost by a licensed electrician and connected to park waters lines by a licensed plumber.
    2. Planting, trimming or removing hedges, trees or fences of any sort must be approved by the Park Manager and Board of Directors. No permanent fences are allowed.
    3. Skirting and hurricane tie-downs are recommended around structures that stay on site year round.  Material (vinyl, canvas, or other type.) for carports is not allowed.
    4. Individual sites must be kept in an orderly fashion, neat, clean and free of litter. No storage is allowed under or around the trailer or anywhere that is visible, except for sheds, permanent or temporary.  No trash is to be kept outside your unit.  It must be disposed of properly in the dumpster near the maintenance shed.  Recycling of plastic bottles, cardboard and paper is available in marked containers by the trash dumpster.
    5. Exterior of residences must be properly cleaned and maintained.
    6. The Park will provide grass cutting for residents at no charge.
    7. Nothing permanent may be placed within 10 feet of any roadway.
    8. Free standing canopies are not permitted for shareholders and leaseholders. Changes to the facilities provided by the campground are not to be made without the permission of management.
    9. Signs with words on them are not allowed on Park land. You may display those signs on your private property, such as your car, mobile home, RV, etc.
    10. Only one car or truck is allowed on a site in addition to your dwelling.  Guest’s vehicles are permitted for up to 5 days.

  8. GUESTS:  Your guests are your responsibility. You will be responsible for any damage to community property caused by them. All guests must register at the office and must abide by Park Regulations. Non-family guests must pay rent for space to park on Florilow, Inc. property, if they are going to be here for more than 5 days. There is an additional charge of $3 per person per night for non-family guests.Long-term residency must be approved by Park management.
  9. WI-FI:  Wifi service is provided for the front area of the park, primarily renters, the office and the recreation hall.  Please be considerate of other users and do not have more than one device connected at one time, and do not stream content.
  10. HAM RADIOS OR CBS:  If they cause interference to TV and radio reception in the Park, you must use a filter to eliminate the interference caused by radio or CB.
  11. KEYS:  Your duplicate keys or other keys to mailboxes, sheds, trailers, cars and mobile homes, etc. that are left in the Park office for safe keeping or emergency purposes will NOT be released to any other person unless the Park Manager has your permission in writing to do so, or had received your direct telephone call giving your permission.
  12. LAUNDRY:  Coin washers and dryers are available; you can use the drying lines in the yard behind the laundry room. Residents using the equipment will clean it after every use and leave in a condition suitable for use by the next person. Please report any problems with the machines to the office. No drying lines are permitted in camping areas. Bumper lines on the back of RV’s are permissible. Umbrella clothes lines for shareholders and leaseholders are acceptable but they should be approved by the Park Manager. Drying lines on awnings or trees are prohibited.
  13. MAIL:  Mail is delivered Monday through Saturday as determined by the Post Office and put into assigned boxes. Your name will be posted on the chalkboard when you have packages. Packages will be held in the office for your pickup. Please erase your name from the board after picking up your packages.
  14. PARK BUILDINGS:  These are the use of Park residents and guests. Smoking is not permitted in Park buildings or in common areas.  There will be no littering with smoking materials.
  15. GOLF CARTS:  Only licensed drivers are allowed to drive golf carts.  It is requested that golf carts travel in the same direction as vehicles, for safety’s sake.
  16. WALKING AND BIKING:Walking and biking should only be done on regular roads and or existing paths.  There should be no “cutting through” between units.
  17. RENTINGRenting out of empty homes or lots in the park is not allowed generally.  If the park is full, and the owner of an empty lot gives permission, the Manager may rent out that site, with any rental income used to reduce the owner’s maintenance fee by 25 %.
  18. PARK STAFF:  Employees are instructed NOT to take special requests from residents. All requests for service must be brought to the attention of the Park Manager, who will designate work assignments to employees. Complaints must be in writing and signed.
  19. PETS:  Pets are welcome, but they must be kept on a leash, kept quiet and not left unattended on site.  They must be under the owner’s control at all times.  Persons residing at Florilow Oaks Campground are limited to two (2) dogs. Dobermans, Rottweilers and Pit Bulls will not be allowed in the park at the discretion of the Park Manager. No pet will be allowed without a leash – maximum length of 6 feet. Pets are not allowed to walk further than 3 feet off the road in front of someone’s residence.No pets will be permitted at social gatherings or in park structures or in the breezeway where the mailboxes are. Owners MUST clean up after their pets by placing excrement in a bag or other suitable container. Burying, scattering, or disposing of excrement on park property is prohibited. All pets must be inoculated for rabies, parvo, distemper, and/or other necessary shots. Current shot certificates MUST be on file in the office.  Continuous barking of dogs will be referred by the Park Manager to the Sumter County Sherriff’s Office for resolution.
  20. RESPONSIBILITY:  Florilow Oaks Mobile Home and RV Park assumes NO responsibility for accidents, injuries, and/or loss from any cause.
  21. STORAGE AREA:  Except for loading and unloading, more than one recreational vehicle is not allowed on site. Each shareholder gets one (1) free storagespace. If your RV is not your only source of transportation, and if your site is less than 5,000 square feet, your RV must be parked in the Park storage area, unless otherwise approved by the Board.  On sites of 5,000 square feet or more, if your RV is determined by management to unnecessarily obstruct the views or give a cramped, cluttered yard appearance, you will be notified to use the storage area for the vehicle. Stored vehicles may be parked on sites for preparation for a trip, returning from a trip, or performing simple maintenance, such as cleaning or polishing, for a period not to exceed 5 days.

TERMINATION OF RESIDENCY:  Homeowners intending to sell a home and/or vacate their site within the Park shall notify the Park Manager in writing of their intentions in accordance with the procedure outlined in the “99 Year Lease”, or, in the case of shareholders, in accordance with the Site Assignment procedure in the By-laws, Section 11.  Prior to any closings, a visit to the Park Office at a prearranged time by the prospective new resident is necessary for management’s approval, and so the Park Regulations may be dispersed and explained.



When an individual has failed to comply with Park Rules and Regulations, they will be sent a letter signed by the Park Manager and Board President advising them of the matter that needs correcting, and offering them an opportunity to meet and discuss the matter.  If no response within 15 days, or if the hearing with the shareholder is unsatisfactory, the matter will be brought to the board for action.

If the violation is not resolved, the Board may decide to impose a twenty-five  dollar ($25) fine and interest of 10% for each month that the matter is not resolved.  Additionally, the individual will lose voting rights until the issue is resolved.  If the fine is not paid, the amount due will be deducted from shares redeemed at the time of sale.
